It was exactly two years ago that news emerged of a luxury real estate project in Lisbon associated with Karl Lagerfeld, one of the most iconic figures in fashion of the past century – the German designer passed away in 2019. We are talking about Karl Lagerfeld Residences Lisbon, set to be located at Rua Braamcamp 48–50, near Avenida da Liberdade. This is a branded residences development with 10 exclusive apartments spread over 11 floors, offering areas from 234 square metres (m²), spacious and versatile layouts, top-of-the-line finishes, and state-of-the-art technology, according to Portuguese developer Overseas, which is overseeing the project.
According to the statement, it will be the first true branded residences project in Lisbon, offering high-end services in a city renowned for its vibrancy and cultural appeal. The completion of Karl Lagerfeld Residences Lisbon, unveiled to the global public on Wednesday 10 December 2025 in Paris, is scheduled for 2028, with construction expected to begin in the second half of 2026.
Among the services and amenities are “concierge, a carefully designed wellness centre, and private underground parking”. The building takes inspiration from the Bauhaus design vocabulary, featuring a “sculptural V-shaped façade, composed of vertical lines ascending towards the sky, unfolding into a gentle diagonal gradient”.
“The gradient is warmed with red tones, a nod to the red line Karl Lagerfeld used to finish his sketches. The project celebrates the designer’s aesthetic, incorporating elements he appreciated and used in his own home and work. The interior design and façade were developed in collaboration with The One Atelier,” the statement notes.
The selling price of the apartments has not been disclosed, but the price per m² could reach €25,000, according to Executive Digest. Meanwhile, Construir reports that the investment in the project is around €35 million.
Luxuriously furnished and meticulously designed spaces
The development’s communal areas are furnished by Karl Lagerfeld Maison and feature a refined palette of brushed steel, lacquer, Via Láctea stone, and wood in Grigio (grey) tones. The apartments are also equipped with smart home technology, underfloor heating, and state-of-the-art appliances, enhancing comfort and performance.
The floor dedicated to wellness, accessible to all residents, includes an ‘emotional shower’ (a multisensory experience with water, light, sound, and aromatherapy), Turkish bath, sauna, heated wellness pool, flotation pool, treatment rooms, and gym. In addition, the teams assisting residents wear exclusive Karl Lagerfeld uniforms, crafted with branded textiles.
“A personal touch inspired by Karl himself completes the wellness area: an underwater sound system in the pool, inspired by the one the designer installed in his home in Biarritz, France. The private outdoor penthouse pool stands out with a transparent bottom, forming the ceiling of the floor below and adding a bold and unique feature to the interior space. Each apartment also has a private jacuzzi,” Overseas reveals.

Here, our design philosophy meets a city shaped by light and creativity, resulting in something truly special. We are proud to present the first Karl Lagerfeld branded residence in Lisbon, honouring Karl’s innovative and pioneering vision.”

From the developer’s side, Overseas CEO Pedro Vicente describes it as “a privilege to bring this vision to Lisbon with Karl Lagerfeld. Karl Lagerfeld Residences Lisbon joins other hospitality and real estate projects associated with the Karl Lagerfeld brand, including The Karl Lagerfeld Macau hotel, Karl Lagerfeld Villas Marbella, and Karl Lagerfeld Dubai Villas, which are under development.
Overseas is currently developing six real estate projects, comprising 337 residential units, five commercial spaces, and a gross construction area of 57,500 m², representing a total investment of €225 million.
