Lisbon, Leiria and Setúbal are seeing the strongest demand for premium villas with gardens and pools, according to idealista.

A property with a swimming pool and garden offers the perfect setting to enjoy Portugal’s warm climate with family and friends, combining privacy, comfort, and the relaxed pace of outdoor living. Naturally, these features come at a premium, with higher purchase prices and maintenance costs. Yet for those seeking luxury homes in Portugal, the appeal of private gardens and pools outweighs the additional expense, as revealed by idealista/data.

Families and investors looking for high-end properties in Portugal are showing a clear preference for homes with outdoor amenities. Data for the three months to May 2025 indicates that demand for luxury properties with pools and gardens is 15% higher than for those without these features.

This preference is consistent across most districts and islands with significant luxury property markets (areas with over 50 listings above €1 million). In Faro, for example, interest in homes with a pool and garden is 79% higher compared to properties lacking these spaces. Similar trends are evident in Setúbal (+64%), Madeira (+27%), Porto (+8%) and Lisbon (+4%).

Where are buyers searching most?

Lisbon, Leiria and Setúbal are currently the most sought-after locations for luxury homes with gardens and pools. By contrast, demand for these types of properties is lower in Aveiro and Madeira, reflecting differing buyer priorities across the country.

It is also worth noting a softening in demand within the luxury villa market over the past year, with interest declining by 28% for properties with gardens and pools and by 45% for those without. This trend has been seen in most regions, including Lisbon and Porto, and is more pronounced in the segment without outdoor spaces. The market appears to be experiencing a more even distribution of buyer interest, supported by an increase in the supply of luxury homes across both categories.

Availability across Portugal

Buyers will find a broad selection of luxury homes with pools and gardens across mainland Portugal and its islands. In the three months to May, 7,760 such properties were listed for sale, a 12% increase compared to the same period last year.

Faro and Lisbon offer the widest choice of these exclusive homes. The Algarve region has over 3,000 such properties on the market, following a 17% annual increase, while Lisbon has around 2,300, representing a 3% year-on-year rise. Santarém, in contrast, offers the fewest options, with just 51 properties available, despite a 55% increase in supply.

Currently, there are seven times more premium villas with pools and gardens than those without in Portugal, a pattern echoed across all regions analysed. While there are just over 1,000 luxury properties without outdoor spaces for sale nationwide, supply in this segment has still risen by 45% over the past year. Most of these properties are located in Lisbon, Faro, Porto, Setúbal and Madeira, with stock increasing across all territories.

Price differences in the luxury segment

When it comes to property prices, as expected, luxury properties with pools and gardens command a price premium, costing on average 13% more than those without these amenities. This spring, high-end homes with outdoor spaces had a median price of €1,800,000 in Portugal, while those without were priced at €1,600,000.

These price differences are evident across several locations, with the largest gaps seen in Lisbon (+30%), Leiria (+21%) and Madeira (+17%). Porto stands out as an exception, where luxury homes with gardens and pools are 6% less expensive than those without.

The most exclusive properties with pools and gardens are found in Lisbon, Faro and Setúbal, with prices exceeding the national median. In contrast, the most competitively priced luxury homes of this type are in Viana do Castelo, Aveiro and Santarém, where prices are around €1,300,000, according to idealista/data.

Over the past year, the price of luxury properties with pools and gardens in Portugal has risen modestly by 3%, with notable increases in Leiria (+12%) and Lisbon (+9%).

Meanwhile, prices for luxury homes without outdoor spaces have edged down by 4% nationally, a trend observed in Lisbon (-12%), Madeira (-3%) and Setúbal (-3%). This adjustment is likely linked to the significant 45% increase in supply within this segment, which has intensified competition among sellers. However, prices for these homes have risen slightly in Faro (+6%) and Porto (+2%) over the past year.
