When searching for a holiday home in Portugal, many expats will be in search of buying a property with a pool. Buying a property with a swimming pool in Portugal does however come with a price: those who decide to buy a flat or apartment with a pool in Portugal will pay, on average, 63.4% more than those who opt for a house without this convenience, reveals the study published by idealista based on data from July 2022.
You might think that properties for sale with pools in Portugal would be easy to find, but surprisingly, the opposite proves to be true. This type of product, unlike in other countries such as Spain, is still hard to find on the Portuguese residential market. That is, the supply of properties with swimming pools is scarce: only 9.3% of the apartments advertised on idealista in Portugal have a pool.
But where is it more expensive to buy an apartment with a pool compared to a one without a pool? According to idealista data, Lisbon is the city where the price difference between buying an apartment with or without a pool is greater. In the capital, whoever chooses to buy a property with a swimming pool will pay, on average, 79.1% more. Lisbon is followed by Aveiro (63%), Castelo Branco (58.8%), Beja (52.6%), Viana do Castelo (44.4%) and Porto (32.7%), which are the cities where there is the greatest price difference between houses with and without a swimming pool.
With a price difference of less than 30%, we can find Funchal (25.0%), Faro (23.8%), Coimbra (21.1%) and Évora (20.6%). In Braga, buying a property with a swimming pool has a smaller variation: it is 14.5% more expensive than buying a property without this amenity.
Where are the most properties with swimming pools for sale in Portugal?
If you intend to move house this summer and having a pool is a must, get to know which Portuguese cities have the highest and lowest supply of properties with swimming pools for sale. On a national level, as mentioned, only 9.3% of the properties on the market have a pool.
It is in Funchal where there are the most flats apartments for sale with a swimming pool (33.3%). And right after that, the most properties with pools are found in:
- Faro (9,6%)
- Lisbon (8.5%)
- Porto (3,0%)
- Évora (2.9%)
- Beja (1,6%)
- Braga (1.6%)
Where are the fewest flats for sale with a swimming pool in Portugal? With a supply of less than 1%, are the cities of Castelo Branco (0.5%), Coimbra (0.4%), Aveiro (0.4%) and Viana do Castelo (0.2%), points out the study.

For the preparation of this study, idealista analysed the absolute price of flats and apartments for sale in Portugal, excluding villas. For the study, only the district capitals where the sample was representative were analysed.
