Alcoutim
A quiet riverside municipality on the Guadiana right on the Spanish border, Alcoutim offers wide open countryside, hiking trails and a small-town pace. With average property prices of €1,134/m2, housing skews to whitewashed village houses, modest townhouses and small farm properties, with limited new-build stock.
São Bartolomeu de Messines, Silves
Property prices average €1,736/m2 in this inland service town with good road and rail links. Messines has everyday amenities and quick access to the central Algarve. Buyers find older apartments over shops, traditional townhouses and villas on the outskirts with larger plots.
Salir, Loulé

Monchique

Vila Real de Santo António
A planned 18th-century river town on the River Guadiana with property prices of around €2,621 per m2. It has a grid layout, a marina and promenade, with beaches a short hop away. Stock ranges from Pombaline-era buildings and mid-rise apartments to recent schemes near the waterfront.
Conceição e Estoi, Faro
Centred on the village of Estoi with its pink palace and nearby Roman ruins at Milreu, this parish is rural yet close to Faro city. Its average property prices are at €2,915 per m2. Expect village houses, small quintas and modern villas on larger plots, often with countryside or coastal views.
Quelfes, Olhão
Bordering the Olhão centre and Ria Formosa, Quelfes blends residential estates with access to markets, services and island ferries. The average housing prices are around €2,951 per m2, and you'll find newer apartment blocks, townhouses and some traditional single-storey homes.
