Portugal's new eco-resort with almost 500 houses in Óbidos

Located between Baleal Beach, Óbidos Lagoon and Foz do Arelho, this is where West Cliffs Ocean and Golf Resort will be located. This is Portugal's brand new eco-resort by Oxy Capital, in a partnership with Century21 Portugal, a development that will have 469 housing units, including independent villas, townhouses and flats. The new eco-resort will be located in an area interspersed with pinewoods and sea views.

The construction of this resort at Costa de Prata is divided into three zones, "each one designed to integrate different types of housing", according to a statement sent to the press. The common areas include a golf course, private beach access areas, a pedestrian trail, several areas with equipment and playing fields, two hotels, a viewpoint, bar, restaurant and support facilities for the golf course and resort.

Property types and prices at West Cliffs:

  • In the first area are the twin villas, with three bedrooms and prices starting at €775,000. The average gross construction area for each dwelling is 150 m2, while the plot size is around 400 m2.
  • Also in this area are the duplex twin villas, also with three bedrooms and prices starting at €750,000. The gross construction area for each dwelling varies from 133m2 to 228m2, while the average plot size is around 450m2. These typologies have a garden, electric gate, private parking for two cars and a swimming pool for each property.
  • In the last zone are the shared ownership buildings. Initially the townhouses, a duplex version of townhouses with three bedrooms, with market values starting at €720,000. In this same area of the resort are the three-bedroom flats, with three en-suite bedrooms.

Quoted in the same note, Joaquim Goes, executive director of the venture capital fund Aquarius, which belongs to Oxy Capital, and owner of West Cliffs, highlights the importance of this type of resorts which, "combining the value of golf with accommodation units, stand out for their proximity to nature and may be a strategic vector for the development of the regional economy:

Pedro Pinto, Century21 Porta-Sim representative, adds that the "raising of this venture is a great opportunity", being "fully involved in this project", even by the "deep knowledge" of the area. "The potential of this project is huge, considering the level of demand for second homes, or even primary residences, in this market segment," stresses the responsible.

The turnkey project includes, in any typology, an equipped kitchen with top of the range appliances, private parking, underfloor heating, double glazing, solar installation, heat pump for heating and cooling and mechanised ventilation system.

Whoever purchases a property at West Cliffs will also have exclusive access to the golf course, as well as a panoply of services added to the management, acquisition and supervision of the residence. There is also a concierge service.

"There is also the possibility of purchasing a uniformed furnishing and decor package and thus being able to take advantage of the rental programme, in which owners can obtain passive income while not in the property. The West Cliffs team will take care of the property management and guest stays. The owner gets 70% of the daily revenue, which represents a yield of 2.2% per year," the document said.
