
The commercialisation of a future residential development that aims to be an icon in one of the noblest areas of the city of Porto has just begun. The Prisma building will begin construction in the first quarter of 2024, opposite the Crowne Plaza Porto hotel, at the junction of Avenida da Boavista and Rua de António Cardoso.
Spread over eight floors, this luxury condominium will have 73 flats, ranging from 2-bedroom to 4-bedroom duplexes, with 2-bedroom and 3-bedroom flats being the most common. The areas will be very generous, with interiors reaching 282 square metres (m2) and exteriors 365 m2. All the units will have a balcony, but the highlight is the three T4 Penthouses with large terraces and views over the Invicta city.


Sophistication and harmony in architectural design
As far as communal areas are concerned, Prisma will have a gym, lounge and private garden. As far as the architectural project is concerned, under the responsibility of Ventura + Partners, the building's façade stands out.
"Inspired by pyramidal geometric modules, the project comes to life through a complex but balanced and harmonious formal language. The balconies convey this sophistication and add a remarkable volumetric richness to the composition," explains Manuel Ventura, of Ventura + Partners, adding that "in addition to its unique architecture, this project brings remarkable urban potential to Avenida da Boavista and the surrounding area, contributing to the redevelopment of the area. Buildings like this, with their striking identity, enrich city life and raise the quality of the built environment."


Boavista as a prime location for luxury property
The land on which the Prisma building will stand has been owned for several years by property developer Fercopor, a company that has invested more than 40 million euros in this development. Just a month after starting the commercialisation of its first project outside Greater Porto, Fercopor is returning to its origins, as it was precisely in Boavista where it built its first project almost 40 years ago and where it has launched four luxury residential condominiums since 2020.
"It is with great responsibility and ambition that we bring this new project to the Avenida. We wanted to create something distinctive that would bring a new perspective on architecture to Boavista, but without losing the standard of quality that we have established in previous projects and which has led us to complete 100 per cent of sales while still on site. For this challenge, it was essential to rely on Ventura + Partners and, together, develop a building that we believe has the potential to become an icon in Boavista," says Mário Almeida, Director of Fercopor.
He also said that Fercopor's three previous projects in Boavista (Soul, Enlight and Pure) were very much in demand in the market. "This raises expectations for Prisma, which we believe will also be sought after by the international market, given the growing interest in the city of Porto," Mário Almeida concludes.
New projects from the north to the south of the country
Enlight and Pure are both still under construction and are located on the same avenue as Prisma, in Boavista, where Fercopor also has an office building in the pipeline. Still in the north of the country, in the city of Vila do Conde, the Casa Verde e Conceito VC Jardim project is also under construction.
But the property developer's projects don't stop there. In the Algarve, the Serenity development is already being commercialised and in Lisbon a luxurious residential project is planned next to the Marquês de Pombal.
