
When it comes to luxury property, experts agree on one golden rule: location. Yet in today’s market, buyers and investors are demanding more. Sustainability, exclusivity, open views and lifestyle amenities such as private pools and wellness spaces are no longer extras – they are essential.
Portugal’s luxury residential market has proved remarkably resilient, even in the face of the pandemic, rising inflation and higher interest rates. Both Portuguese and international buyers continue to see the country as an attractive and secure destination for investment. But what exactly makes a property stand out in this premium segment?
The estate agents’ perspective

“The value of a luxury property lies in the balance between tangible and intangible factors. Location remains central,” explains Miguel Poisson, CEO of Portugal Sotheby’s International Realty. He points out that established markets such as Lisbon, Cascais, Estoril and Porto, or international hotspots like the Algarve, Madeira and the Comporta–Melides coastline, consistently deliver strong appreciation.
“In these areas, luxury is not just a postcode – it’s about unobstructed views, privacy, quality of life and easy access to services, culture and mobility,” he says. Exclusivity also plays a key role, with architect-designed or branded residences commanding particular attention.
In short, prime location, exclusivity, rarity and the ability to deliver both financial and emotional returns are what define luxury. “These are homes that go beyond assets – they become places for celebration, gathering and relaxation.”
Daniela Rebouta, Sales Director at Engel & Völkers Lisbon, Oeiras and Setúbal, highlights the importance of sustainability, energy efficiency and outdoor living spaces. “Technology integration, flexible layouts for new lifestyles, personalised services and wellness areas have become increasingly relevant for buyers,” she notes.
For João Cília, CEO of Porta da Frente Christie’s, quality of construction and finishes are equally decisive: “The use of noble materials not only enhances visual impact but also creates comfort. A sea view, for example, can increase a property’s value by as much as 30% compared to a similar home without one.”
Four pillars of value

According to Jorge Costa, COO of Quintela + Penalva | Knight Frank, today’s buyers are looking for more than location. He identifies four pillars that define premium property:
- Exclusivity and privacy – low-density gated communities, villas on large plots, or apartments with private access to beaches, marinas or golf courses;
- Architecture and design – signature projects with luxury finishes, energy efficiency and landscape integration;
- Amenities and services – from private pools, spas and gyms to 24-hour security, concierge and smart home systems;
- Scarcity and prestige – properties in sought-after locations such as historic Lisbon, riverside Porto or Comporta, where supply is limited but international demand is high.
“Sustainability has moved from being a desirable extra to an expected standard,” he adds. Buyers now seek not just lifestyle and comfort, but also convenience and long-term quality of life in one investment.
Developers’ insights

From the developer’s perspective, luxury is no longer defined by price or ostentation. “What distinguishes a luxury property today is discreet sophistication, advanced technology and energy sustainability – combined with exclusivity, comfort, design and artistry,” says Miguel Cabrita Matias, Board Member at Mexto Property Investments.
Buyers are increasingly drawn to timeless properties with architectural pedigree, integration of art, cultural or historical value, and lifestyle services that deliver a seamless living experience.
The role of architecture and design

Architecture also plays a decisive role. “A well-conceived architectural and design project can elevate a property both financially and symbolically. It makes a home unique,” explains Mariana Morgado Pedroso, CEO of Architect Your Home.
Luxury, she argues, is about attention to detail, harmony between aesthetics and functionality, and the creation of spaces that feel both sophisticated and comfortable. Features such as gourmet kitchens, home offices, spas, wine cellars and private cinemas, when tailored to the home, are highly valued.
Materials also matter. Solid wood flooring, bespoke carpentry, luxury bathroom fittings, designer lighting and carefully chosen finishes all contribute to a sense of refinement. As Pedroso puts it: “True luxury is in the details.”
