Just a few metres from Avenida da Boavista and the well-known area of Aviz, in the city of Porto, the construction of a new high-end residential development has just begun. The Villas Avenida complex, which initially consists of seven exclusive houses, has already sold three of the luxury villas. The project is scheduled to be completed by summer 2021, with the situation of confinement due to the COVID-19 pandemic explaining the change in housing trends and the high demand for larger houses with more exterior space.

This new residential development is located on Avenida do Dr. Antunes Guimarães, in Ramalde, and is promoted and built by Cleverbuild Engineering and Construction, a company that has been operating in the high-end market and that of single-family homes in the city of Porto for about a decade.

Gonçalo Ferreira da Costa, director of Cleverbuild, indicated in an interview with idealista/news that "the demand for housing, especially for townhouses and villas, has been high after the coronavirus confinement, which matches the trend felt by the entire market", as well as stating details about the properties in this new project. In this first phase of the project, each villa is made up of a gross area of 309m2, with panoramic terraces of about 45 m2 and private gardens. On the other hand, he also highlighted that "the bank valuation values of the houses have remained unchanged before and after COVID, in this part of the city".

Prices vary between 800 and 850 thousand euros

According to the head of Cleverbuild, "the sale values of properties in the Villas Avenida complex vary between 800 thousand and 850 thousand euros, depending on the location and size of the garden".

The second phase of the Villas Avenida development - which is in the licensing phase - is planned to promote a set of five more villas. "They will be houses similar to the first phase, but with larger gardens and individual pools", he reveals.

It should be highlighted that the development is located in a plot that joins Avenida do Dr. Antunes Guimarães to Rua Fonte da Moura, occupying the space of the "only existing farm in this artery", and where single-family home constructions predominate.

Finishes in solid wood and cork veneer

Regarding finishings in the construction, Gonçalo Costa says that there is the possibility that "the bedrooms can all be en suite", and a number of other changes in the design of the interior of the houses.

In terms of other finishings, Costa stresses that the Villas Avenida complex presents some particular details that stand out. This is the case of the 4mm flooring in American oak solid wood, glued on plywood and cork veneer, and the MDF doors with solid wood rims that are varnished and completed with brushed brass accessories.

The bathroom furniture will be suspended and made from MDF varnished in high gloss with a marble compact top and those in the kitchen will be lacquered in white, without appliances, and with a silestone worktop.

Outside, the promoter highlights the concrete slab roof coverings and the laying of grass in the garden areas, including an automatic watering system.
