According to the latest World Cities Prime Residential Index from Savills, the Portuguese capital has climbed into the top five global markets for prime residential capital value growth.
The city, which ranked seventh worldwide in 2025, is now forecast to deliver capital value growth of between 4% and 5.9% in 2026—far above the global average of just 1.3% across the index. This strong outlook positions Lisbon as one of Europe’s standout performers, alongside nearby Madrid.
Lifestyle remains Lisbon’s strongest asset
Savills highlights that lifestyle continues to be the dominant factor driving demand. Lisbon’s blend of climate, culture and quality of life is attracting high-net-worth buyers and internationally mobile professionals.
The city’s relative affordability also plays a key role. Lisbon ranks 14th out of 30 global cities for average prime price per square foot, meaning buyers can secure more space and quality compared with many competing global hubs.
At the same time, limited supply of prime homes is supporting upward pressure on values. Strong domestic and international demand continues to outpace availability, reinforcing the city’s growth trajectory.
