The rental market in Portugal is not uniform. The pressure of demand on supply varies from city to city, influencing the evolution of rents. There are areas where they are falling and others where they continue to rise. Plus, there are also houses that have characteristics that meet demand, such as price, type, and location, and therefore are rented more quickly.
Nationally, around 11% of advertised rental properties were removed from the market in less than 24 hours in the first quarter of 2026, according to an analysis by idealista.
In which districts and islands are there more short-term rentals?
The island of São Miguel, in the Azores, is the part of the country where rentals are sold the fastest, with half of the houses for rent leaving the market in less than 24 hours.
This is followed by the districts of Beja, Évora, Guarda, and Vila Real, where one in three rental listings was removed from the real estate portal in less than a day.
Madeira Island (19%), Santarém (18%) and Faro (17%) also have high levels of express rentals – that is, houses for rent that are advertised on idealista for less than a day.
In the country's main district markets, Braga has a rate of 13% of houses rented in less than a day, followed by Lisbon (12%) and Setúbal (11%). In Porto, the percentage drops to 7%.
Ponta Delgada and Évora top the city ranking for homes rented within 24 hours
Among the district capitals and islands analysed, the highest incidence of fast rentals at the beginning of 2026 is observed in Ponta Delgada (50%) and Évora (40%), the analysis shows.
One third of the houses advertised in Beja disappeared from the market quickly, in less than a day. The same happened with 13% of the houses advertised in Braga and Lisbon. Castelo Branco appears with 11%, and Funchal and Setúbal with 10%.
On the other hand, Vila Real did not register any cases of express rentals during the analysed period. Other cities with the lowest rates of quick rentals include Leiria (4%), Porto (6%), and Aveiro and Viana do Castelo (7% in both cases).
