Should you buy a new build or a used home?

When you’re buying a home, choosing whether to buy new or used is important. Of course, there are advantages and disadvantages to both, but here are some things you should consider:

Location: Depending on where you prefer to live, one property type will be better than another. Second-hand properties are often in livelier and more developed areas like town centres but can noisier because of this. Newer builds, however, are mostly in the outskirts of cities, built on quiet, vacant lots with little around, though this just means there is plenty of room for future development.

Decor: The good thing about a brand-new house is that you can choose to decorate it any way you like. The existing style present in a used property, however, may be uniquely historic and very attractive.

Financial considerations

Price and preservation: It goes without saying that new properties are in a better state than used ones, but because of this they generally cost more. The inevitable wear and tear in second-hand homes makes them cheaper, in general, but the upkeep costs make them more expensive in the long run.

How easy it is to buy: It is often easier to get a mortgage on a new construction and there is less competition from other buyers because there are so many new apartments and developments. On the other hand, the fact that previously owned properties often come fully-fitted and furnished makes the buying process easier.

Expenses: The insulation, heater, windows and other features of a new house tend to be more modern and efficient, which helps to reduce energy and water bills.
