The sale of two real estate-tourism assets in Herdade da Comporta for a cost of 158 million euro was one of the major real estate deals in Portugal in 2018, having been completed in November. The new owners – a consortium formed by Amorim Luxury (Paula Amorim) and Port Noir Investments (Claude Berda) – have been negotiating access to land and infrastructure shared with Herdade da Comporta and the title deed was signed in April.

According to the Jornal de Negócios, the new owners of these two assets, located in the Alentejo municipalities of Grândola and Alcácer do Sal, needed to negotiate access to land and infrastructure facilities like electricity. Until now, such services were shared with Herdade da Comporta, which is in the custody of the Portuguese and Swiss courts as part of the insolvency of the Espírito Santo Group.

The representatives of Paula Amorim and Claude Berda have been negotiating particular aspects with the courts, such as easements of passage so that these two assets are not dependent on Herdade da Comporta in terms of infrastructure.

The winning consortium is formed by Amorim Luxury (Paula Amorim) and Port Noir Investments (Claude Berda), with the Portuguese entrepreneur controlling 12% of the consortium and the French millionaire, who also controls Vanguard Properties in Portugal, holding the remaining 88%.

The first phase of the consortium's intervention in the project involves building 52 tourist villas, which involve an investment of 300 million euro. The consortium announced its plan for Comporta in November, which involves development over a period of 15 years and an investment of one billion euro.
