The city of Porto continues to be one of the best places in Portugal for new real estate investments. Now, two residential developments going up on Avenida Marechal Gomes da Costa in Porto, just a few meters away from each other. These are exclusive single-family homes, with prices ranging from 1.4 to 2.5 million euro, which are being built by the ACA group – Alberto Couto Alves.

Oriented towards the premium, high-end sector of the real estate market, the seven homes of the SETTE development and the six houses of the Marechal 1000 one are similar in many respects but present differences that distinguish them and make them unique, as the developers told idealista/news.

    The SETTE condominium stands out for the way "the classic architecture of a historic building is combined with modern lines".

    Marechal 1000, meanwhile, is "a project that is characterised by sobriety and rigour", which "has made it possible to obtain solutions of remarkable architectural richness and simple composition".

    These are the words of Rui Alves da Silva, architect of the Marechal 1000 project and director of ODD – Real Estate Development, the company responsible for the new promotion, linked to the shareholder of the ACA group.

    Seven different kinds of home

    The SETTE project is the result of the rehabilitation and expansion of a 1936 palace by architect Januário Godinho de Almeida (1910-1990), also known as the Daniel Barbosa house after the engineer and minister under presidents Salazar and Marcelo Caetano.

    Designed by architect José Carlos Cruz, it now features two distinct complexes – one that "recovers the classic modernist origins of the old house" and that keeps its original façade, located "side by side with a contemporary building".

    Rui Alves da Silva points out that the development, whose apartments each have from 3 to 5 bedrooms and above ground surface areas of between 322 m2 and 512 m2 (3,466-5,511 sq ft), presents "a palatial charm of the 1930s".

    The "unique and extremely glamorous" villas, "each with their own independent entrances", have prices ranging from 1.6 million to 2.5 million euro.

    With two of the houses sold, the promoter highlights the "great demand recorded in recent months", with the completion of the development being scheduled for the end of 2019.

    The family condominium has more than 1500 m2 (16,146 sq ft) of garden areas, balconies, terraces and private pools. All the houses have private parking spaces, with areas of between 100 m2 and 164 m2 (1,076-1,765 sq ft).

      Contemporary properties at Marechal 1000

      In the Marechal 1000 development, Rui Alves da Silva stresses his concern to design a building that would integrate into this emblematic avenue of Oporto.

      "It is a project of great formal and linguistic unity, identified by the fact that it presents a set of plans that induces the displacement of volumes, which allow the creation of a countless number of spaces which are very rich in expression and diverse in their uses".

      These are aspects that reinforce the "exclusivity and sobriety of the homes, in a contemporary and simultaneously timeless language", he explains.

        The Marechal 1000 building is made up of six single-family houses, with a contemporary and sophisticated style, ranging from the typologies T4+1 (with four bedrooms), on the ground floor and the first floor, and T3 or T3+1, with three bedrooms, on the upper floors.

        With a gross surface area of 367 m2 (3,950 sq ft) for the T3 homes on levels 2 and 3 and of up to 461 m2 (4,962 sq ft) for the T4+1 homes on levels 0 and 1, the price of the houses ranges from 1.4 to 1.9 million euro.

        Marechal 1000 provides outdoor areas and a concierge service with 24-hour surveillance. The houses are equipped with swimming pools and private elevators and the T4+1 properties have carefully cared-for patio areas, while the T3 typology houses have terraces from where it is possible to glimpse the sea on the horizon.

        The construction of the development is expected to be completed in June 2019 and two of the villas are currently being sold, while another is already reserved. The promoter has announced that he is preparing a floor model that will be presented soon, stressing that there is "a great dynamic at this time".

          In his opinion, the buyers for these types of property are divided into two groups: "Those who like to buy off-plan properties, to choose the finishes to their liking" and the others, "who prefer the work to be in the final phase, allowing them to perceive the detail and the level of finishes proposed".

          Laura Costa curates the garden areas

          The arrangement of the outdoor gardens in the two residential developments was entrusted to the well-known Portuguese landscape architect Laura Roldão Costa, who, according to Rui Alves da Silva, "designed a very successful project", mixing a variety of species of bushes of various sizes, playing with geometric shapes and resulting in a very interesting set up.

          In terms of the finishes and materials used in both developments, Rui Alves da Silva highlights the use of wood and marble of the highest quality. Considering that it is a product for the "premium segment, everything has to be in accordance with this fact".

          He also points out the care taken with "particulars and the details", which make each of these new properties in Porto unique and different.
